Only property owners may be members of the Bentwater Country Club so some of the undeveloped lots are actually owned by residents who live outside the gates of Bentwater just so they can have access to the desirable Country Club amenities. Consequently, those lots might never be built.
You might also appreciate knowing that the overall health of the club is protected by the fact that all property owners are required to be a member of the Club at least at a social level. Members then have the option of upgrading to a sports club membership, which provides access to the tennis facilities and the health club, or to one of the golf level memberships. The Masters Golf membership has a lower monthly dues but golfers must pay a greens fee when playing. The Full Golf Membership allows for unlimited golf without paying a greens fee. Golfers may walk if they wish. They can also rent a cart from the club or pay an annual trail fee and use their own golf cart.
