Chelsea NY Real Estate

Chelsea is one of Manhattan’s most exciting, livable downtown neighborhoods. Beginning at around 14th Street and continuing north to 28th Street, bordered to the east by 5th Avenue and to the west by the Hudson River, Chelsea is situated at the center of New York life. Contained within the boundaries of Chelsea are several sub-neighborhoods, including the very popular Meatpacking District. Chelsea, NY real estate is centrally located, and covers a broad spectrum of properties and rental brackets, making it one of New York’s true “melting pot” neighborhoods.

Chelsea was named for the Federal-style estate home of the Moore Family. The residence, located between 9th and 10th Avenues on 23rd Street, was torn down in the 19th century to make room for row houses.  The neighborhood was a center for the motion picture industry prior to World War I, and many early films included Chelsea’s buildings.

Today, entertainment in the neighborhood is varied and diverse, but 27th Street – also known as Club Row – is the entertainment heart of the district, with several of New York’s most famous (and infamous) nightclubs and bars located here. Club Row attracts New Yorkers and tourists, as much for the celebrity sightings as for the venues themselves. Owners of Chelsea, NY real estate also enjoy some of the city’s best “alternative” shopping, unique restaurants, and music venues.

Chelsea has also become an arts center, since high real estate prices drove many artists out of SoHo and Greenwich Village. Between 10th and 11th Avenues, from 16th Street to 27th Street, there are more than 200 art galleries and studios, featuring works by local unknowns and world-renowned artists.

Chelsea’s lofts are as exciting as those in SoHo or Greenwich Village. Chelsea was added to the National Register of Historic Places in 1977. Many Chelsea, lofts are located in historic mill buildings or warehouses. These properties are highly prized for their individual appeal and rarity.

If you’re selling your Chelsea loft, remove some or all privacy partitions, as this accentuates the spaciousness of the property. Your listing agent may recommend a staging of your loft to create a “magazine quality” appeal for potential buyers.

Studies show that staged homes sell more quickly, and at higher prices, than non-staged homes. Despite many eager buyers waiting for Chelsea lofts to become available, sellers will have a better chance of getting the best price for their loft if the property is staged. Why? Because staging permits a buyer to easily picture themselves, their furniture, their friends and family, in a property – if the owner’s personal style doesn’t get in the way.

Chelsea condos are in high demand and this is a prime sellers’ market that will only get better. To meet the growing demand, a number of new high-rise Chelsea condos were built in several areas of the district – including a tower on West Street designed by renowned architect Frank Gehry.

Prices are projected to rise once these properties hit the Chelsea, NY real estate market. Buyers interested in new constructions should act now. Contact a professional agent for details about individual properties.

The Meatpacking District

Meatpacking district condos are among the most trendy in the current NY real estate market. If you already owned a condo or loft in this area before the housing rush, you’re in a great position. Meatpacking District condo prices are below those in other parts of Manhattan. But demand is on the rise for loft and condo properties in this district’s beautifully renovated pre-war buildings and former warehouses. The construction of the new High Line Park is also expected to increase prices for Meatpacking District condos and lofts.

Architecture in the Meatpacking District is distinctly Old New York. Buildings tend to be shorter than the towering high rises commonly found in as other areas of the city, and the streets retain an old-fashioned feeling, reminiscent of a gentler time. This may soon change as high-rise luxury Meatpacking District condos are constructed to meet growing demand. New neighbors for the remaining butchers and meatpackers, whose predecessors gave this neighborhood its name, include an increasing number of trendy restaurants, nightclubs, and boutique shops. They cater to the wave of young professionals moving into the area. In fact, the nightclub scene in the Meatpacking District is considered one of the best in all of New York, rivaling Chelsea’s 27th Street for variety and trendy appeal. In sum, the Meatpacking District is an enticing mix of old and new, gritty and glamorous. Meatpacking District condos for sale are sure to appeal to a wide variety of buyers.
